The Internet has been a great problem–solver for home sellers. It's far easier

these days to homeowners to begin researching the sale of their home before

reaching out to real estate experts.  However, the down-side of that independence is that there is a great deal of inaccurate information online - particularly in the case of real estate markets and home values. Some of the online valuation information comes from tax records, which are notoriously inaccurate value statistics. Other estimates come from an aggregation of list price data, which does not reflect final sale prices. Active listings are only useful for providing a snapshot of current competition, yet many sellers will form an opinion of their home's value based on these misleading data.

Comparative Market Analysis (CMA)

I have 17 years of experience in the Washington, DC metro real estate market and in southern Maryland. I'd love to have the opportunity to provide you with a valuation estimate using actual sales data for comparable homes in your area. If you’ll provide certain home information on the form on this page, I’ll send you information on recent sales in your neighborhood.  If you'd like a true CMA, I need to visit the property; it would be irresponsible for me to provide you with a value estimate without seeing your home for myself.

Once I've had a chance to walk through your home with you and you decide to hire me, I'll do the following:

  • Develop a CMA of homes similar to yours in your neighborhood that have sold recently, preferably within the past 3 months. If comparable sales do not currently exist using the ideal property, geographic or timeline criteria, we'll expand the area of analysis.

  • Provide you with an overview of active listings using those same criteria; this will give you an idea of current market conditions.

  • Provide an analysis of the rate of "absorption" for properties in those same areas. In other words - calculate how quickly properties in your area have been selling, and apply that rate to the number of currently active properties in your area. This will help to understand if you are currently in a balanced market, a seller's market, or a buyer's market.

  • Give you a report covering these details, with analyses of recent sales, current competition, and how your home fits into this picture. I'll also include photos of the best "comparable" homes (those most similar to yours), their final sale prices, and whether the sellers provided a "subsidy" to the buyers (cash back). Finally, this report will include my estimate of value for your home, and a marketing plan.

In addition to value, I'll help you prepare your property for the market so as to attract the most buyers.  As a seller, you have no control over the market, but you do have control over the product - which is your property. Working together, we'll package your home in the best possible way to ensure that your real estate goals are achieved in the most successful and least-stressful manner possible.
